On Seven Mile Island the ocean is a few blocks one way and the back bay and marshes toward the Wetlands Institute are a few blocks the other, so almost no Stone Harbor house gets a protected elevation. Salt-laden air settles on siding and railings continuously, and the coatings that fail first are usually on south and west faces, deck rails and the horizontal tops of trim boards.

Cedar shake and shingle — still common on the older beach blocks — behaves nothing like the fiber cement on newer builds. Weathered cedar needs a stain-blocking oil or a specialty acrylic primer to stop tannin bleed, and the shingle butts have to dry properly after washing before anything goes on. Fiber cement is more stable but its factory finish chalks under coastal UV, so we wash, dull and prime it correctly instead of coating straight over the chalk. Every horizontal surface — sill, cap, railing top — gets extra attention because that is where wind-driven rain sits.

Timing decides longevity as much as product does. We aim for late spring or the early fall stretch when dew points behave, wash and let the house dry fully, and stage one elevation at a time so an owner or renter can still use the deck and the outdoor shower while we work.

  4. 4Prep and seal. Scraping, sanding, priming, then caulking every joint water can reach.
