We sand the profiles back until the shadow lines read again, fill the old fastener holes and chips, and re-caulk the joints that have opened — then prime with a bonding primer so the new enamel holds on aged oil.
Stair parts are worth particular care. Oak treads and rails in these houses are solid stock; where the finish has worn through at the traffic line, we sand back and refinish rather than paint over, and we keep the newel and balusters consistent so the whole run reads as one piece of work.
Outside, marsh humidity punishes any wood that was finished carelessly. Door bottoms, jamb ends, post bases and rail caps get sealed properly — including the surfaces nobody sees — because that is where water gets in and lifts the coating from behind.
