Most of the newer homes in the township are vinyl-sided, which means the paintable surface is the trim package: door and window casings, garage jambs, fascia, soffit returns, porch columns and rails. Those are the parts that fail first, and they are also the parts a homeowner sees from the driveway every day. We price them as a real system rather than as touch-up.

Wooded lots along Zion Road, English Creek and the Patcong Creek side hold moisture. North and east walls green up with algae, gutters shed tannin stains down the fascia, and pollen bonds into any surface that was recoated without a proper wash. We use a low-pressure mildewcide wash, allow genuine dry time, and treat stained wood with a stain-blocking primer rather than hoping two topcoats will bury it.

Inland winters here swing harder than they do on the islands. Joints between trim and siding open in January and close in July, so we use flexible, paintable sealant at every one of them, prime bare wood the same day it is exposed, and give extra attention to horizontals — sills, porch caps, deck rails — where standing water starts every failure we come back to fix.
