In pre-war rowhomes the substrate is plaster over lath, not drywall, and repairing it as if it were drywall is the mistake we most often get called to correct. Loose sections have to be re-keyed or fastened with plaster washers, the edges cut back to sound material, then built up in coats — base and skim — so the repair matches the plane and hardness of the wall around it.

In apartment buildings, the recurring job is ceilings under bathrooms and kitchens. A supply line, a shower pan or a stack that leaked upstairs shows up as a sagging, stained ceiling below. We confirm the leak is actually fixed, cut out everything soft, replace board, tape and coat, then prime with a stain-blocking primer — because water stains bleed straight through standard primer and reappear weeks later.
